Where the foundation tends to crack.
Job costing that lags the work
Labor, materials, and equipment land in overhead or the wrong job, so margins look healthy until a project closes.
WIP and revenue recognition
Percentage-of-completion accounting under ASC 606, over and under billings, and retainage need to be right before a bank or surety reviews them.
Cash flow between draws
Payroll runs weekly while pay applications, retainage, and change orders take months to collect.
Bonding and lender reporting
Sureties and banks expect clean, timely financial statements and a WIP schedule they can trust.
What we build together.
- Job cost structure and labor allocation
- Monthly WIP schedule and over/under billing review
- 13-week cash-flow forecasting
- Lender, surety, and bonding package preparation
- Bid and margin guardrails by job size
- ERP and project accounting system selection
Engagements run as fixed-fee deliverables, hourly and project work, or a monthly retainer. See how we engage.
Financing the build, from first budget to final draw.
Development projects depend on capital arriving on schedule. We give developers and their lenders, investors, and agencies one consistent set of numbers, from the development budget through construction draws, lease-up, and conversion to permanent financing.
Development budgets and pro formas
Sources and uses, development budgets, and operating pro formas that hold up to lender, investor, and agency underwriting.
Construction loan draws
Draw requests, lien waivers, retainage, contingency tracking, and interest reserve monitoring, reconciled to the budget each month.
Affordable housing capital stacks
Projects that layer Low-Income Housing Tax Credit (LIHTC) equity, tax-exempt bonds, HOME and CDBG funds, and soft loans, each with its own reporting requirements.
Compliance and closeout
Cost certification support, investor and agency reporting, and the move from construction loan to permanent financing.

Plain answers, as promised.
What does a fractional CFO do for a construction company?
A fractional CFO sets up job costing, produces a monthly WIP schedule, forecasts cash between pay applications, prepares lender and surety packages, and advises on which jobs to bid and at what margin. The work is part-time and scaled to the size of the company.
What is a WIP schedule?
A work-in-progress schedule lists each open contract with its contract value, estimated cost at completion, cost to date, percent complete, and billings to date. It shows whether each job is over billed or under billed and is the basis for percentage-of-completion revenue under ASC 606.
Do you work with specialty trade contractors?
Yes. We work with general contractors and specialty trades such as mechanical, electrical, and steel, from pre-revenue to $200MM.
What does construction finance support include?
We prepare and track development budgets, manage construction loan draw requests and lien waivers, monitor contingency and interest reserves, and report to lenders and investors through conversion to permanent financing.
Do you work with affordable housing developers?
Yes. We support developers using Low-Income Housing Tax Credits (LIHTC) and layered public and private financing with development budgets, sources and uses, draw management, and investor and agency reporting. We work alongside your syndicator, tax credit counsel, and CPA.
Can you provide a fractional CEO, COO, or project manager, not only a CFO?
Yes. Each fractional role can be engaged on its own or together. A fractional CEO provides interim executive leadership through transitions, turnarounds, and growth phases. A fractional COO runs day-to-day operations, processes, and systems. Fractional project management keeps initiatives such as development projects, draw coordination, and ERP rollouts moving, with coordination, follow-through, and honest status reports.
